Possible new homestead

After seeing most of these places in person, I don’t think I could buy out of state, hoping it is as advertised. Amazing what they hide...

I do believe we now have an agent. The women we met to view the house has been very persistent. Ive been hearing from here twice a day, with updates. Although, nothing has changed on our end. Still waiting. Did send in some more papers today.

She has been very nice, and is reaching out to the listing agent, to see if any offers have been made yet. She will let us know once she finds out. Shes working pretty diligently to get us into the house, so we should be covered on that end. Believe the only hurtle we’re gonna have is being out bid by somebody else.
Good luck, I think you'll enjoy that garage and property. If it happens, I'd be happy to bring the car trailer up for you to use/store until after Carlisle. Moving sucks.

As mentioned in other threads, we are looking for a new place this year. Think we may have found the one. Its a little sooner then we were looking to do, and also a bit more pricier.... but we are in love with it. Waiting to hear back from the bank. This place has a lot of interest in it, so who knows if we’ll get it. But I’m hoping everything works out.

Pole barn is a newer addition, and should fit 6 cars if needed lol. Needs some lighting ran in it, but I can handle that. Can just invision the fleet in there, with a decent work space. Inside the house is nice, and clean. Looks to be well taken care of. Bluesmobile looks right at home in the driveway!

Pics are a mix of the listing, and mine. We went and viewed it with the realtor last night, as well as discussed everything. Keep your fingers crossed for us!

We pulled up in the car, and the look on the realtors face was just priceless. She had that, oh you got to be kidding me look, but once she figured it all out, had a good chuckle.

Zack. It's pretty standard through out the real estate industry across the country that if you make a formal offer in writing the seller has 24 hours to respond, counter offer, or flat out reject your offer. We're assuming here that you gave your real estate agent a reasonable security deposit as a binder to be held in escrow until closing? As far as the seller hiding something, that's pretty tough without legal issues for the seller if an inspection by a licensed inspector is part of the agreement as it should be? If you're beyond that 24 hours, BUILD A FIRE UNDER THAT AGENT. No time to dilly-dally or play games here Pal. You're trying to spend your money and you deserve professional treatment from that agent if she plans to get her 6%-7% pound of flesh on the deal, Jer

Just heard back from the bank. We have been approved!

We havn’t made an offer yet, as we had not applied for the loan yet. Now that loan is approved, we can move forward with an offer.

It is my understanding, that we make our offer. If seller accepts, we have it inspected, and appraised. We have a time frame to where we can back out, if things do not look good, or house does not appraise for the value listed.

Plan is to call the agent (I guess our agent now) tonight, and make our offer. Hopefully she has looked into if any offers have been made already.

When we bought our home in Christchurch we made an offer, agent called vendor who wanted an extra $10,000 which we agreed to rather than lose the house. We had it inspected by a top inspection company and nothing of substance was found as any post earthquake repairs had been done.

We wish you success in this transaction and hope you'll enjoy your new home should you get it.

A couple things to remember.... The agent is now working for the seller, not you. They want to make the deal and that's great, but their objective is to get paid and they get paid by the seller after the house is sold.

Also, if they aren't the listing agent, the listing agent has to split commission with the agent you are working with. That usually doesn't make the listing agent happy.

When dealing with them, think "Used car salesman" and adjust your level of trust accordingly. Don't get me wrong, most real estate agents are nice, fairly honest folks just trying to make a buck, but there are some out there that aren't.
 
Congrats on the loan... Now let's hope they accept your offer. It will be awesome to have your own place! By the looks of it it doesn't appear to have an HOA, am I correct?

As Big John said some our these agents are just like greasy car salesmen. I hope you have a good vibe from her. Is she the listing agent? Like John said they kinda get funny if they have to split commissions.

Since you are now working with an agent, you should have the agent pull comps of current homes for sale and similar homes sold in the area over the last few months, or longer if needed. Have the agent find out how long the property you are looking at was on the market before the last deal on it fell through.
Have the agent get some history on why its being sold. Are the current people downsizing, moving out of state, going into a nursing home? Any info known about the seller may put you in a better negotiating position and get you a better deal at the end of the day.
The last house I listed with an agent just wanted my listing, knowing if it sold, he was getting 1/2 the commission. The guy showed the house once or twice in 6 months. (this was almost 20 years ago). Just about when his 6 month contract was up, he wanted me to lower my listing price and sign another 6 month listing contract. Uhhh, that wasn't gonna happen. The day after his contract expired, I listed it FSBO (For Sale By Owner).
I sold it in a month, and kept the extra $$ that would've gone to the agent, and put it towards construction on a new home.
Beware of the "There's Another Offer on the House" tactic. It seems there's never another offer until you make one.
I hope you have a decent realtor because a good one can make the sale transaction work out smoothly for all parties involved.

YEA!!! your one step closer to being the N. FL. version of Wollfen's welding and storage compound... and I do have some pesky welding to be done. :lol:
 
Called our agent, and we have made our first offer. Waiting to hear the counter offer.

Have a good feeling so far. They have not had any other offers yet, besides the one that fell threw.
