Possible new homestead

Figured I post a little update.

We had our inspections done. The house needs some major repairs. Biggest one is it needs a new septic system. We found this out a week or so ago. We figured we would move forward knowing there were going to be some repairs needed. We were going to ask for some money towards the repair, but it wasnt a deal breaker for us.

Well due to their own negligence of not maintaining the place, there is a bunch of other stuff needing repair/replaced. Almost $10k worth. We spoke with our realtor last night. We are still ok with doing the septic, but we are not going to do the other other repairs. We are going to ask them to make the repairs. If they do, cool. If not we have to walk.

Their realtor spoke with our realtor the other day, and it seems they are really wanting to sell, as they need to move on. This could work to our advantage, but we will see.

We still love the place, but we’re not gonna shoot ourself in the foot over it.
 
Good to keep a level head in times like these where emotions take over.

Get estimates then money (price reduction) not "repairs". They'll fix everything with flex-seal and drywall screws. As long as the $$ works out, I'd rather be the one making the repairs. But I'd only go through that hassle (now) for the perfect location where I'd want to stay for decades.

Good point.. current owners are going to make repairs as cheaply as possible and then hit the road after you’ve signed for the house. Get estimates on repairs and have them give you an allowance.. this way you can insure a quality repair.. my 2cents.
 
I gotta agree on getting money towards repairs rather than having them fix them.

I'd also have someone that really knows what they are doing look at the septic system and tell you exactly why it needs to be replaced.... and that if the replacement will solve the issues... Before the sale.
 
No, you guys are correct. With the inspections done, they cannot perform any work themselves. We have to find who we want doing the repairs. Get quotes for repairs. And they catch the bill. They have to provide us with receipts of the work done. Then inspectors come back in to inspect work, and make sure it was done properly.
 
I don’t want the headache of having to deal with repairs after moving in. Also the loan would probably get denied for the kind of work it needs. Work would have to be done first for the loan to be handed over on most of the work.

Maybe that's why the financing "fell through" on the last deal.

Our realtor got an interesting email from that realtor on the last deal. Idk for sure, but I get the vibe they found out about the septic, and ran.

Seems like they left the sellers, and their realtor in the dark about it all. The sellers are pretty antsy about hearing the shape of the house. I believe they know something is wrong, but dont know what it is, or the extent of it.
 
Zach if the place has a water well I would also advise getting a well test report for depth, flow, pump type etc and have a water analysis done for any contaminants especially since the septic is not up to par. The county can tell you how to do that. Also check the pressure system and any other stuff like softener, iron filter, etc. If the place is on municipal water supply then likely no worries. Nice place I hope it all works out for you. Terry

Its done, a bunch of repairs needed on the system. The well, and pump are fine, but all the stuff after it needs replaced.
 
Wow, sorry to hear about the headaches better now than later though. The day we got the keys we took the kids to shoe them the house and found water in the finished part of the basement. Fortunately this ended up being an easy fix, plugged downspout. Took care of that and it's been fine since - going on five years. Three weeks after we moved in the toilet was backing up. This resulted in the line to the septic tank having to be replaced. Some friends,some shovels and a day and a half of work fixed that issue.

I would do it all over again for this house. We are still thrilled with it even though it is far from perfect. I've got my project list. This summer a new deck and hopefully a set of bilco doors. Sometime after that a new ceiling for the living room. IMO drop ceilings belong in basements and offices not my living room.

Thank you for the update. I was thinking about you today and was contemplating dropping you a note, I'm glad to hear you have things under control... I hope it works out for you, if not this one, the next one.
 
Water and septic can always be fixed, just watch $$$$. Good luck and be careful what you are willing to put up with long term. Hey, you will not have a water and sewer bill (yeah right), just not a monthly one.

Have your realtor tell their realtor that they fix EVERYTHING NOW TO PASS INSPESTION AT THEIR COST OR YOU PUT THE HOUSE AND PROPERTY IN ARBATRATION AND NOBODY BUYS IT. YOU HAVE AGREED TO PURCHASE THAT HOUSE AND PROPERTY AT THEIR ASKING PRICE. You have the owners stones in your fist rite now, he just doesn't know it yet. GO FORTH AND SLAY THAT DRAGON PAL. LAST HOME WE BOUGHT IN CHELSEA WE DID EXACTLY WHAT I'M SUGGESTING YOU DO AND WE WERE ONLY DEALING WITH A $10,000 NEW ROOF(that they were trying to slide past us, so we paid their asking price minue the 10K and the work was done before we closed) YOU'RE PROBABLY TALKING 1 1/2 TO 2 TIMES THAT NUMBER JUST FOR THE NEW DUAL CEPTIC TANKS AND DRAIN FIELD. Sorry for not posting, but I had the sneaking suspicion that the sellers were possibly seeing the posts somehow. Didn’t want to take any chances souring the deal, so been keeping off the horn. You never know...

However, I do believe we are good now. We are all in the clear! Should be moving in hopefully the end of this month. Seller agreed to the repairs. The appraisal finally came back. It appraised for $900 less then asking/our bid. They came down the $900 for the loan approval.

All paperwork is finally done, and no more hurdles to jump through. All we are waiting for is the repairs to be done, and the closing date (march 30th). Our realtor said the sellers were eager to move on, so hopefully that means repairs will be done asap, and the closing date doesnt change.

I’ve been trying to get the d300 ready asap, so we can use it for the move with a trailer.
