I haven't posted anything about the sub comming in behind me in a while. Well it's in full swing. Quick update. Back in late winter a large sign was put up on the vacant wooded lot next to me about the new sub division. Then in May I had surveyors constantly walking across my property. They told me work to clearing land would begin soon. They where right. Early June the earth moving equipment came in & started down at the other end. 1/8 mile away putting in the entrance road. They have been clearing land (28) acres & finally got to me. I can see the rounded curve of a cul de sac directly behind me. I pulled up the sub on the planning boards web site. 28 acres, 1 entrance road with an access lane, 2.8 homes per acre !!!! County water/sewer. Homes $250 K & up. So at 2.8 homes per acre & a cul de sac wrapping around my property means I'll have over a dozen house right on top of me soon. As a result I have quit buying cars for now. Going to clean up the small field behind my shop where I kept most of them. I've enlisted Wollfen to work on some of my cars. I have 3 parts cars partially disassembled. 8 project cars. Fortunately 4 run & drive. Yep I'll have to thin that heard. I moved out here 15 years ago to take a job that fell apart after 9/11 Kicked around a few things before finally starting my own auto touch up business with a financial backer/marketing guru. Just turned 55 & at a bit of a crossroad. Not yet sure what to do as I have aging parents here in the area too. Everyone's telling me to move. Not that easy to uproot at 55 & start over. I have great neighbors too. Don't know where I'd move to anyway. It like this all over the area.

The upside is your property value may go up.

If you can, fence off the section where you keep the parts cars. I don't know what the rules are in your area, but I would expect that if you can hid the yard art, you'll be OK.
 
Ugh. Thats upsetting. Back in the mid 90's, the town I grew up in started having many developments like that come through.. The ones that are not empty from foreclosure now are empty due to a screwy concrete company that was widely used in northeast CT. who supplied bad concrete.... many of them are literally falling down and require hundreds of thousands in repairs before they can be brought back to market... a complete waste of land.

Best of luck to you, man. I don't know how I'd handle that.
 
Be happy they're not going to be so dense. Here in FL the new building density is somewhere close to 4.5 - 5 homes per acre. Makes hoveround-ing easier I guess.
 
It saves them rework when Jose backs the loader in to the tree out front and it falls on the mostly complete house on the next lot.
 
Why do these developers clear cut every square inch of land and then the new homeowners spend a fortune planting stuff.
It's just plain wrong, wrong, WRONG.
It's all about the $$.

There's no money in leaving existing trees.
 
I'm glad all the land surrounding my backyard is protected woodlands.

No one can touch it.....ever!
 
Bob, I'm with the other comments about the property values (and taxes) will likely improve. If they build a nice enough neighborhood, someone will likely want to buy/bulldoze your land at some point to put up a "beat the Jones's home". The smaller privacy fence for stored cars is likely more doable than walling yourself off entirely... but I'm sure they will eventually become a PITA.

I would say it's time to start getting more familiar with local real estate and maybe think about where you would rather be... never know, you might come out of all of this a winner.

Jeff has some good advice about keeping your eyes open. If the development takes off you could reap a nice profit in a few years and move back out to the sticks again.

My little piece of heaven is dead center. To the east is owned by a timber company so that's safe. I'm not concerned about a development our local economy already has one foot in the grave. Plus we don't have public water or sewage.

Na, my buddy just up the street had a private lot & they put a sub in his back yard. He had a lot of old cars around his shop. He had them put up a privacy fence. Now he has to maintain it. Paint, weed eating & animals constantly digging holes under it. I want no part of that.
 
2.8 per acre? Who the hell would want to live in an 8th of a house?
I think that's just a number the county uses. 68 homes divide 28 acres if I remember correctly. That gives builders & Real Estate folks an idea what's going to happen. In other words it lets them know the lots are small.
