Sounds like the inner city but he's up around the North Pole these days. Wow, some of that is extreme for the middle of nowhere

You got that right, was discussing things with the wife and perhaps the reason they have "outlawed" the pole barn type of construction is due to the fact that they charge me certain permits fees based on the overall "finished" cost of the shop/garage. So having to pour a concrete foundation significantly increase my finished costs, thus allowing them to rake in a bit more money.

if yall could drive thru where the OKC tornados were, you'd wonder how ANYTHING survived. it was unreal looking, like take an average city and just cut a 500' wide line by 4 miles long right thru the middle of it and remove everything along that line, all the way to the ground. no tree, no shrub, no mailbox. just empty. gone.
 
Dang man, by the time you jump through all them hoops you're going to be too tired to build a straw house for the little pigs let alone a nice garage like that. That thing is going to make the garage I hope to build some day feel like it is the size of a shack.
 
I had hoped to build a 40x64x16 foot ceilings....but seems like it will most likely be a 32x48, or maybe a 40x48 with 12' ceilings....will have to see.

I have no idea if this is worthwhile, but it may not hurt to check with the steel building manufacturers. Many of them claim to have the blueprints and approvals available for certain areas... I would make certain the blueprints got approval before investing, but maybe it would open up other options for you.

You're going to need some engineering drawings for buildings that size. A 40x48 building presents roughly 2000 sqft of roof, which in PG needs to carry a snow load of 3.8 kn/sqm (80lbs/sqft). This amounts to a live load of 80 tons. A truss designed for this live load and spanning 40' won't be cheap to build and won't be easy to raise it 12 to 16 feet to install without popping connector plates.
Wind load dictates a few considerations as well. In PG the 10% probability wind load is 0.25 kn/sqm or about 5lbs/sft. A 48 by 12 wall needs to handle a load of just under 3,000 lbs. Open the big doors and the load reverses so the wall needs to be braced for both wind push and pull.The bigger the wall the more engineering you need to avoid braces running every hich way. The concrete footings need to be strong enough to tie the wall down and the wall needs to be strong enough to hand the roof loading.The 40x48 building has 176 linear ft of wall which needs to be able to support a down force of 900lbs per foot. If I was designing this building I wouldn't use the PG minimum snow 3.8 kn/sqm load, I would look at the snow records for the last 50 years and build for the worst storms. Mind you, I've assumed a roof with shingles on a 4/12 slope. Use an east coast design with sheet metal and a much steeper slope so the snow slides off.
 
Howdy All This is the only shop thread that I could find. As I'm in the final stages on starting on my new shop I will start here after a lot of thought I've decided on a 60X40, 16 foot ceilings, two big roll up doors, one man door four windows. I'm waiting for one more bid. here are some photos of very similar buildings.
