Urban sprawl

...... Our biggest city of Auckland had 298000 net imigrants ( mainly asian ) within a three year period under our previous government. This is huge when the city had a population of just over one million at the time. Of course this was the beginning of the housing and infrastructure struggle that we will never get on top of. Average house price is now $980000 - fueled by overseas investors and human greed. It's a situation that we are all part of and need to adapt to the best we can.
Here in Canada everyone got bent when the current Liberal government let in 35000 recently but in the whole country. What were you guys thinking?

Well the surveyors are here on my property. They just put this stake down & are walking in the back checking out my junk car collection. I told them to enjoy & if they see something they want to let me know. He said they where going way down past me & well back in the woods about a mile. They started putting in the new road just down past me. I'll be surrounded soon by cookie cutter houses
 
Change is inevitable....l see it every day with my job....am always on the outskirts of town lookin at cows while l work..
 
I hate development. Except when I benefit by it.
Such a two-edged sword... :(

There is no benefit to that. They will have 90% of the items you need to complete the job, for the other 10% you must
1. Order and wait
2. Go to local hardware store
3. Go to Lowe's ( it is or will be within 5 mi radius)
4. Call friend or family member in the type of business you project falls under and have them order it from their supplier, tell them you do not need their help just their discount, they should be happy with that because they don't have to work with you or for you for free.
2-4 are all better methods so as stated earlier no benefit.
 
The latest urban sprawl could be a sign of another housing bubble. Investors chasing yield driving down interest rates (see also FED) and loan requirements. Where else can you get 2%.
And in some cases (see sixtyf's post, also So. FLA, Manhattan and BC) foreign mobsters/oligarchs looking off shore for a safe haven for their ill-gotten $.

Well a Property Managment Company bought the house across the street. The woman who lived there had hit some bumps in the road. She had the house up for sale for over a year, but it had gotten run down a bit. The yard had begun to get overgrown. They had a big crew over yesterday cleaning the place up. Big tractor mowing the yard. They didn't mow all the way to the line for some reason. They pulled a lot of the old carpet up & tossed it in a trailer. And for the first time I could hear the machinery working in the woods behind my house. So they are slowly working towards my property. Man this place out here is getting ready to change big time. A rental across the street & big sub division in my back yard. I used to be able to test unlicenesed hot rods I was working on on the road in front of my house. Now there is too much traffic. So I won't be doing that anymore
 
I just looked at Youngsville on Google Earth. I didn't realize you were so close to Raleigh.
You're screwed man....
 
Yep I am. It ain't just Youngsville. All of the small towns all around the city are being invaded by construction workers & F250's & Caterpillars
 
That's a bummer.

I decided to retire in Aberdeen, Md after the Army. Aberdeen was at 7500 population in 1996 and now it's at 13,000. Doesn't sound like much but I wanted a small town environment Thank God my backyard literally is protected Woodlands and no one can ever build anything there.
 
Just watch your property lines. These guys aren't above fudging the lines accidentally or on purpose. Once they do something... You need to react immediately or take a chance that it won't be yours anymore.
 
The sound of pneumatic hammers are filling the air again in FumBuck County after a nine year lull.
Don't like it.
The rest of the vacant lots on my street are being snapped up and getting flipped. ABSOLUTELY another bubble coming. Guaranteed.
 
It's across the street where that house is. That particular line borders a thin patch of woods then a high school. So I'm good there
