what made up your mind to move Dave?

I see a lot of you have x-year plans. I set in motion a 10 yr. plan but a lot of curve balls were thrown at me. I had to make a decision. Stay on the ten year plan and have more money at the end of it or, shorten the plan to five years and have much less money. I chose the less money route and I'm better off for it.
Sometimes you have to roll with the punches.

I've planned poorly, no nice early out for me. On the bright side, I still have lots of working years until full retirement to work on that. IDK if I would be so excited to stay put when that happens either. Here in Florida's 'tain't (use your urban dictionary), things don't look like they're going to get any better.

For now, I have an OK house, in an OK neighborhood. I still have lots of mortgage left and lots of work to do on the house. The house has become a bit of an embarrassment for me, I have been into a major rebuild/remodel job for some time. I have a lot left to do. The good news here is thanks to homestead and save our homes tax exemptions, my taxes are around $2k with the market prices pushing $300's... those that buy at the higher prices are paying more than me, I still have a few neighbors who pay less.
You also have to hope you're still around in 10 years, do it whilst your health is still good. Too many put off that trip etc to -one day- then either die or get sick and one day never comes.
For me, that has been the Imperials and the occasional events that I have been participating in. I don't have the same desire Dave has... I don't care to be out in the "wilderness" and "living off the land". I would like someplace I didn't see my neighbors and could grow a nice vegetable garden... Thinking for sometime now, that I would be happy in a big steel building with a loft apartment. But I could sport a singlewide just fine if the land and garage were up to standards.

I'm prepared to lengthen or shorten it. It all hinges on getting the most out of the current location . My current employment also will have some say in the longevity of the plan.
Obviously other factors, curve balls as you put it but they are the unforseen. Which we will deal with along the way....

Land first ..

Living off the land isn't the idea Jeff, beef comes in a package to me. Being away from a lot people is the idea. People cause stress. I don't wanna live in the desert or the woods but rather in open space. Which can be achieved here in locations but then I'm still paying the highest property tax rate in the country along with one of the highest car insurance rates and they just raised the gas tax a quarter .....

FYI we also have an exit tax. They tax you if you move out of state

Dave, I feel you pain. Taxes will be the death of me unless I get out of Illinois. From what little I know, Jersey is pretty brutal on taxes too.
Every time I turn around, Illinois politicians are hitting us in the pocket for more and more, but they can never have enough.
I live in a nice neighborhood by choice. Built in 1999. My taxes were $4200/yr then. Now they're creeping up close to $9K for my little cul-de-sac lot.
New York's former mayor, Michael Bloomberg is running ads on the local TV stations endorsing the soda-pop tax Crook county just passed. I'm thinking to myself, "What's he gaining by advertising here"?
I don't drink much pop, but I am told the new tax equates to 0.87 on a 2 litre of soda pop. What a rip-off.
I quit smoking over 15 years ago when a pack of smokes were going for $5. Now smokers are forking over somewhere in the neighborhood of $10/pak...mostly because of the sin taxes these politian's created years ago.
The commute in Chi-town is no treat either. Construction going on everywhere, and now every road that seems to be built or "upgraded" now includes tolls to drive on them. Not long ago, tolls were .040. Now they're $1.10 or more if you don't have an I-Pass. Oh, they charge for that too.
Some of these roads have a toll on them every two or three miles...total BS.
My wife has heard me ***** for the last few years how badly I want to leave, but I am kind of trapped for now with having my own business here. I'd have to find a buyer before I can go, and when I do leave, I don't want to work anymore.
Tennessee has been looking like the direction I would go. My wife has a cousin with a house outside of Nashville on 52 acres and she the was told they pay $1200/year in property tax. I don't know if I believe can that, but she has no reason to lie about it.
Next year we are planning to go down to Tennessee to check out the area and find what amenities are close by.
When I hear stuff like how little people are paying in different places throughout the country, it makes me realize where all my money is going, and where it will continue to go, as long as I am in Illinois.
I hope you find your ideal location when you decide to leave your home state.

Philly has a pop tax ...
Jersey is called the toll booth state though I've been through Illinois, I've seen enough......just passing through

I love where I'm at, I can't see moving in the future but who knows... one thing to consider with some of these so called no tax states is the hidden fees. For example my daughter in Nebraska just got a new jeep, it costed her $1500 a year to register it. Every year it will get less and less, but very slowly. Computed by the "value of the car". New Hampshire is the same way. If they don't get you one way they get you from another. NH doesn't have sales tax, but lookout on property taxes. Good forbid you have a view... they actually have a "View" tax. :realcrazy:

I have to work until Noon the day of my funeral.

Exit Tax???:wtf: I suppose that only applies to the working class folks who are worth taxing...:BangHead:

I understand the desire to get less population around you, I really used to love Florida years ago... lots of working class, nice enough places and lots of places that used to be much smaller populations. I always hated Orlando a little, but when I met Viv... it made more sense for me to move here. Now that I am too broken to swing wrenches on flat rate for a living, I feel a little stuck in what I am doing. So I have the best Orlando I can give myself, but would love a change too.

Are you a hunter Dave? My dad is/was, before the rheumatoid arthritis made it too painful. He loved the kind of country you speak of. He is now close to Benson AZ somewhere, he claims that it is green there and his arthritis does much better in the dryer climate. He no longer has the joint material left to fire anything too high powered, but enjoys hiking when he can.

I am not a hunter, not my thing, I love the meat and I am not squeamish... The version of my father that I remember would start walking into the woods by 4am to be away from the crowds during dear season and would hunt in the rain or cold until you had to walk out for two hours after dark. I had enough of that growing up, never found it to be my desire. Now he talks about big cats in the neighborhood and I just kinda think... NAH...:realcrazy:

You and I are on similar paths... I'm trying to work my crap out, but I doubt my "twilight years" will be all that sexy by anyone's standards. I think I would be pretty thrilled if I took a couple of the cheaper chapters from Will's book, and did as much small cost, small footprint camping as I could to attend whatever events I wanted to do.

Kinda hopeful there will still be things that I enjoy as much in the future, but I am easily amused.
A lot of expenses I have are for my wife and I to go to work, get rid of work my expenses will go down.
Your whole job sounds like a list of expenses, most would fall over if they only understood...

I just bought $600 in tires for the DD and am forcing myself to wait until next year to find one new set of white walls. I also bought one new battery this year and am trying to keep the good ones juggling until next year before I buy another.

I know what my meager expenses look like compared to the ones you put out. I'll still complain about my insurance bill too, but I know I have no comparison.

Sort of like the Berlin Wall? They just tax you instead of shooting you. That sucks.

This caught my attention, and I had to look it up.

From the NJ tax department FAQ

Q: I moved out of New Jersey on or after the day of transfer. Can I qualify for an exemption under Section 121?
A: Yes. You can qualify for an exemption under Section 121 if the real property being sold or transferred was used exclusively as your principal residence within the meaning of section 121 of the Internal Revenue Code of 1986, 26 U.S.C. s. 121. The requirements outlined in the Internal Revenue Service Publication #523 must all be met. However, if your entire gain cannot be excluded from your gross income, you do not qualify for the exemption.

From a law firm site

Exit Tax | Gary F. Woodend, MBA, JD | Medford, New Jersey

There are also many exemptions, the most common of which is that the property is your primary residence and you are exempt from capital gains under the Federal Tax Code (Section 121 of the Internal Revenue Code.See link Publication 523 (2016), Selling Your Home | Internal Revenue Service). In other words, it has been your primary residence for two out of the last five years, it was not used for rental or business purposes, you have not used the homestead capital gain exemption in the last five years, etc. (I.R.C. Section 121)See IRS Publication 523 for full explanation.Publication 523 (2016), Selling Your Home | Internal Revenue Service

Been busy all weekend just came a cross your post. Good luck with your plan I can understand your want to move, couldn't live in a big city for all the reasons you have listed.

I keep hoping my area will stay the same. I am in a residential development, but there is a younger family on 23 acres directly behind me so I feel like I am in the country, on my back deck. If it ever would get too bad here I still have the family farm I could move back to. I feel very fortunate, since I really didn't plan long term, when I moved to this place 28 years ago.

We are looking at Carson City NV..
Has four seasons but less snow and not as harsh winters....
Close to Reno...
Not far from Vegas...
Just the other side of Lake Tahoe...
A whole lot LESS in property taxes..
Can drive the cars longer there plus ride the bikes and not have to deal with heavy traffic..
Yep. Carson City and Grand Junction, Co. are at top of my "move to cities" list right now.
